When it comes to the underground drains, your acting surveyor will only lift the manhole covers (if accessible), to check if they if they are flowing and the condition of the manhole chamber. This may seem sufficient enough, but how does this determine if there are any pipe defects underground, like hair line fractures or large open joints caused by tree root intrusion? If missed, this could prove very costly and possibly lead to large excavations across front drives or even inside your new home depending on the drain layout.
